SMOKE ALARMS ARE MANDATORY IN ALL NSW RESIDENTIAL PROPERTIES
From 23 March 2020, NSW landlords and agents need to ensure that smoke alarms installed in rented properties are in working order every 12 months. Under the NSW Residential Tenancies Act 2010, Landlords must ensure that smoke alarms are installed and maintained in the residential premises in accordance with the Environmental Planning and Assessment Regulation (Smoke Alarms). Penalties and fines apply for non-compliance.
PROPERTY MANAGERS DO NOT SERVICE OR MAINTAIN SMOKE ALARMS
It is the landlords’ responsibility to ensure that their property is compliant with current legislation. By enlisting the services of REGIONAL COMPLIANCE we will ensure that your property is complaint.
SMOKE ALARMS MUST BE LOCATED CORRECTLY
The Building Code of Australia states where alarms must be installed. The type, number and location of alarms depend on the age, size and layout of each property. We only use trained professionals to ensure your property is compliant with regulations.
SMOKE ALARMS MUST BE REPLACED EVERY 10 YEARS
Under Australian Standard AS3786, all smoke alarms have a lifespan of around 10 years and must be replaced when expired. As part of our annual service we will test and replace all batteries and alarms where required.

As per Fair Trading NSW, landlords can pass on the water usage charges to their tenant if a certain criteria has been met and they can prove their property is water efficient. Regional Compliance take readings on the required taps/showers and provide a compliance report.
TEST AND TAG / SAFETY SWITCH TESTING
Electricity can be very dangerous. Every person undertaking business or undertaking (PCBU) has the responsibility for ensuring the electrical equipment in their workplace is inspected, tested and maintained on a regular basis as per AS/NZS 3760:2010.
ANNUAL FIRE SAFETY STATEMENTS
As accredited Certified Fire Safety Practitioners (CFSP), Regional Compliance can assist building owners/agents with the submission of their AFSS.
WE ONLY USE PHOTOELECTRIC SMOKE ALARMS
Research has shown that Photo Electric smoke alarms are more effective than Ionisation smoke alarms across a wider range of fires in the home. FRNSW recommends using Photo Electric smoke alarms.
CORDED BLIND HAZARD
Children can become entangled while playing with, or around, a blind or curtain cord if not secured and installed correctly. The ACCC is aware of 16 child deaths from 1999 to 2013 due to strangulation from window cords. This has prompted the need for a new mandatory standard. This standard is in place to reduce the number of deaths and injuries to children from corded curtains and blinds. We will ensure that all window coverings are in line with this new standard.
